How Gurgaon and Faridabad Became Important Chapters in Kabul Chawla’s BPTP Journey

The development of residential communities in Gurugram and Faridabad marks two key phases of Kabul Chawla’s real estate journey. As the founder, Chairman and Managing Director, he has overseen the company’s presence across the National Capital Region (NCR), with projects ranging from residential townships in Gurugram to large-scale developments in Faridabad.

Although the two cities are part of the same regional market, their development stories have taken different paths. Gurugram’s residential growth has included planned communities and housing developments, while Faridabad has been an important location for integrated township development.

The company’s portfolio across both cities shows how much its NCR presence has evolved.

Gurugram: Building a Residential Presence

Gurugram has become an important part of the company’s residential portfolio, with projects spread across several sectors. The company has developments such as Amstoria in Sector 102 and Astaire Gardens in Sector 70-A, showcasing the city’s range of residential formats.

Amstoria represents a planned residential community along the Dwarka Expressway corridor. Astaire Gardens, meanwhile, is located in Sector 70-A and forms another part of the company’s Gurugram portfolio. Both developments show how the company creates residential environments organised around a broader community setting.

The wider portfolio also includes Terra in Sector 37D and Park Mansions in Sector 66. These projects show the company’s presence across different parts of Gurugram, not within a single residential pocket. Taken together, they show a development footprint spanning multiple locations and residential formats.

Gurugram’s chapter in this story is therefore closely connected with the development of planned residential communities across the city. The projects offer concrete examples of how the company established a presence in different neighbourhoods as the NCR residential market expanded.

Faridabad: A Focus on Integrated Development

Faridabad offers a different perspective on the company’s development history. Its work here includes Parklands Pride in Sectors 77-78, a residential project which is spread across 156 acres. The scale of the development places it within a broader township-style approach, where residential spaces and shared community facilities form part of the same setting.

The wider Parklands development also shows the company’s presence in Faridabad. Other developments, including Discovery Park in Sector 80 and The Deck in Sector 82, add to the company’s established residential presence in the city.

Faridabad’s place in this story is closely tied to the scale and variety of development undertaken there. The Parklands experience, in particular, provides a documented example of how residential planning and supporting infrastructure were addressed together within a larger project.

Kabul Chawla’s Role in the Two Markets

The BPTP owner, Kabul Chawla, connects the organisation’s developments across Gurugram and Faridabad through a single leadership history. He grew the organisation from a team of around 20 people to more than 1,000 professionals.

For Kabul Chawla, the two markets represent distinct parts of the same professional record. Gurugram’s portfolio includes residential communities in several sectors, while Faridabad’s Parklands development illustrates a township-based approach with a documented history of supporting infrastructure.

The projects are prime examples of the company’s activities under his leadership without requiring assumptions about his personal motivations.

Two Cities, One Development History

Gurugram and Faridabad occupy different places in the NCR real estate market, and the projects associated with each reflect that difference. Amstoria and Astaire Gardens illustrate the range of residential communities in Gurugram, while Parklands Pride and the broader Parklands development help explain the scale of the company’s work in Faridabad.

Together, these developments offer a grounded view of Kabul Chawla’s real estate journey. By not representing a single project or a uniform development model, the two cities show how the company’s portfolio has taken shape across different locations and types of residential development.
